The property market in Steyn City
Steyn City boasts an array of freehold and sectional title properties. Currently, approximately 71% of the properties on the market are freehold, while the other 29% are sectional title units within the estate.
An analysis of those buying property in Steyn City shows that 91% of recent buyers fall into the "middle-aged" or "mature" categories, meaning that they are between the ages of 36 and 64. Similarly, 84% of those who have owned property in Steyn City for a longer period fall into this category.
Looking at the property sales data for the past 12 months, 80% of the properties transferred through repeat sales were freehold properties, with the remaining 20% being part of sectional title developments within Steyn City. Good news for those looking to invest in properties in Steyn City is that the median price of both freehold properties and sectional titles is proving to be lower in 2022 than they were in 2021.
Sectional title units in Steyn City are currently selling for between R30 000 and R45 000 per square metre, depending on the complex. Freestanding homes vary in price from R21 000 to R30 000 per square metre, while you can currently buy a vacant stand for between R4 000 and R 4 300 per square metre depending on the position of the stand.
Future growth for Steyn City
Looking to the future, there are various developments still planned for Steyn City and the development as a whole will continue to grow from strength to strength. Phase one of The City Centre - overlooking the 300-metre lagoon - was launched in September 2021. This centre boasts over 700 sectional title apartments and 11 penthouses as well as 5 000 square metres of boutique retail space and basement parking for 2 000 cars.
Also coming soon, an on-site office park called Capital Park will consist of 10 individual two or three-storey sectional title office blocks. These will be available for purchase or rental. A petrol station, wellness centre and retirement village will soon complete the offering at Steyn City.
