Four habits of a successful high hit rate real estate agent

One way of ensuring success when buying or selling property is to partner with a successful real estate agent. According to our client testimonial by Shannon and Marko that forms part of our Jawitz Properties' new digital campaign, #ItsOurJawitzStory, they looked for an agent that had a high social media presence, high visibility within their area and someone who had a high hit-rate.

Ashe Thaver, Property Consultant at Jawitz Properties, says, "Potential sellers should make sure that their chosen agent ticks the following boxes that prove they have a high hit-rate". A hit rate is defined as being the percentage of successful sales compared to the number of attempts.   

 

Number of Sold Boards

One way of determining a high hit rate real estate agent is to see how many 'Sold' boards are up in the area, not just 'For Sale' boards. "If an agent is successful, they will be converting for sale properties into sold properties, and this is what you are looking for. The number of boards up in the area should also provide you with an idea of how large their property portfolio is, which also speaks to how effective they are as an agent".

 

Active Property Portfolio

Choose an agent with an active portfolio of properties that are being marketed. "Availability of stock is important as the number and quality of properties will attract a range of buyers, but most importantly, you need to take the time to understand the needs of your buyers and sellers so that you can facilitate a match that suits both parties," explains Thaver.

 

Dynamic Social Media Presence

According to Thaver, visibility is key, so select an agent who has an effective marketing machine behind them. "When researching agents in your area, look for someone with a dynamic social media presence, where properties are being actively marketed and shared by the agent and the brand they represent across a variety of platforms. Excellent photographs make all the difference".

 

Adding Value in the Community

Successful real estate agents are invested in the areas they represent and take part in supporting their local communities through various community-building initiatives. Thaver says, "Keep an eye out for real estate agents who play a part in and add value locally, whether it's through participating in events, supporting local charities or sponsoring community upliftment initiatives".

"A successful agent with a high hit rate will meet these criteria but at the end of the day, buyers and sellers must still choose a property consultant with whom they feel comfortable and who takes the time to really understand their needs," concludes Thaver.
