Positive activity in Kuilsriver property market, Offering the best value in the Cape’s Northern Suburbs

While stock is tight around the country, Kuilsriver in the Western Cape is developing fast and enjoying healthy buyer activity, offering very good value for money. “We’ve had an excellent winter, with a high turnover in property sales, and we are selling a lot more plots than we were two or three years ago,” says Herbie de Klerk of Jawitz Properties in Kuilsriver. “This is a positive sign showing people want to build again, even though building costs are high.”

“When we sell plots, we do so in a package deal that includes assistance from both an architect and a builder, using professionals in the area,” adds de Klerk. “Buyers are able to have their dream homes built here quite effortlessly.”

As regards homes that are already built, de Klerk says he is seeing multiple offers on properties for the first time in a long while.  “Again, this is making prices in the area tick up.” There is movement in the higher end of the market where properties on average are priced between R3 – R5 million, and the Zewenwacht estates offer the best value for money compared to other  estates in the Western Cape. “We see many buyers from Johannesburg moving to Kuilsriver,” says de Klerk. “The majority of buyers in the area are younger families, many of which are first time buyers.”

The price bracket that is the most popular, however, is R800 000 to R1.5 million. “There are affordable homes here and we find that very few people move out of Kuilsriver, but rather upgrade in the same area,” says de Klerk. “A big trend is people moving from smaller homes to bigger homes close by. There’s a sense of community here.”

In addition to its popularity, affordability and value for money, Kuilsriver offers close proximity to Stellenbosch, Bellville, Somerset West and the airport.

“We do see activity in the rental market too, where the average price bracket is R5000 – R7500 a month, although we do have some rentals on our books for up to and even over R10 000 a month,” de Klerk adds.

Sectional title properties however, are not common in Kuilsriver. “People like to live here because most property is freehold. Buyers want a yard and space, and Kuilsriver offers that quality of life,” de Klerk concludes.
